    Usually there’s a story behind the call — a near-miss, a loss at a sister property, or a question from the insurance carrier at renewal. Tell us what happened or what’s being asked, plus the basics: building type, heating plant, whether there’s an existing security or fire alarm system, and who answers for the building after hours.

    Walk the building for failure points

    Water shows up first in predictable places: the top-floor water heater, the sprinkler riser room, the sump pit that protects the electrical room, the roof drain chase. Cold shows up first where heat is marginal — stairwells, unoccupied wings, spaces over open loading docks. We walk the building and propose sensor placement based on how it would actually fail, not a one-size sensor count.

    Pick the signal path

    If the building has a security panel with spare zones, environmental points can often land there. If it doesn’t, a dedicated cellular communicator carries them without adding a system you don’t need. Either way, the signals reach a central station on an account with a call list built around who can actually act — not just whoever signed the contract.

    Install and test every point

    Each sensor gets tripped and confirmed as received at the central station on the correct account with the correct point description — because a signal that arrives labeled ‘Zone 12’ at 2 a.m. helps nobody. Then we walk the call list with you so notifications reach people who can get into the building.

    Document it and keep it current

    You get a sensor schedule — what’s monitored, where each device is, what zone it reports on, and when it was tested — in your file, not just ours. Call lists drift as staff turn over; when yours changes, you call one number and the account gets updated and documented.

Codes, standards, and your AHJ

Most environmental monitoring is voluntary — driven by insurance carriers and by the cost of the losses it prevents, not by the fire code. The main code question arrives when environmental points connect to a fire alarm system: NFPA 72 as adopted in your state, and your local authority having jurisdiction (AHJ), govern what signals a fire alarm system may carry and how they are classified and supervised. Whether that path is appropriate for your building depends on the panel, the occupancy, and your AHJ — we confirm rather than assume, and nothing on this page is a compliance determination for your property.

Frequently asked questions

Do we need a security system before we can add water or freeze monitoring?

No. If the building already has a security panel — a DSC or Vista system, for example — environmental sensors can often be added as zones on it. If it doesn’t, a dedicated cellular communicator with a handful of monitored points does the job without installing a system the building doesn’t otherwise need. We look at what’s there and recommend the path that costs less to run over time, not the one that sells the most hardware.

Can environmental sensors connect to our fire alarm panel instead?

Sometimes. Many commercial fire alarm panels can accept supervisory points for conditions like low building temperature, and there are situations where that is the right design. But what a fire alarm system may carry is governed by NFPA 72 as adopted in your state and by your AHJ, and in practice a separate path is often cleaner — it keeps non-fire signals off the fire account and keeps the fire alarm record unambiguous. We’ll tell you which approach fits your building; that recommendation is a design conversation, not a compliance determination.

What actually happens when a water or low-temperature signal comes in?

The central station receives the signal on your account, follows the protocol set up for the building, and works the call list until it reaches someone responsible for the site. From there the chain is only as strong as what that person can do: get in, find the source, shut a valve, call the plumber or the boiler contractor. That’s why we spend as much time on the call list and the response plan as on the sensors — a signal that promptly reaches someone who can act is the entire point of the system.

Is water leak or freeze monitoring required by code or by insurance?

It is generally not required by fire code the way fire alarm testing is. The pressure usually comes from the insurance side: carriers increasingly ask about water detection on renewal questionnaires, and after a significant water loss some make detection a condition of continued coverage. What your policy requires is between you and your carrier — we can’t make that determination — but we can install what your carrier is asking for and give you dated test documentation that proves it’s in and working.

We’re carrying a vacant building through the winter. What should be monitored?

The usual set for an unoccupied building: low-temperature sensors covering the heating zones, water detection at the likely sources, power-failure monitoring so a dead building announces itself, and intrusion detection if the property is at risk of break-ins or copper theft. Two honest caveats: vacant buildings often carry specific insurance conditions, including physical check-in requirements — review your policy, because monitoring supplements those visits, it doesn’t replace them. And a monitored signal still needs someone within reach who can respond, so the call list matters more than ever for a building with nobody in it.
